The more you know, the easier the choice - An explanation of common air conditioning items.
Air Handler - This is the unit that is located in the home. It delivers the air throughout your duct system & removes moisture. This unit is very important to keep clean. Beside running more efficient, a clean air handler coil is less likely to have water moisture problems. A very important option in air handlers is Variable Speed . See Variable Speed below.
Condensing Unit - This is the unit that is located outdoors. Condensing units should be cleaned and kept free from bushes, plants, and walls. Condensing units have many options to them: S.E.E.R., Refrigerant, and Two-Speed. Many manufactures make deluxe equipment that have all the features and less expensive builder's lines that do not, but still do a great job.
Refrigerant - The EPA has mandated that air conditioners use a less harmful refrigerant in the near future. Auto manufactures went through this several years ago when cars stopped using R12 and started using R134a. Home air conditioners will stop using R22 and will be changed to R410a (Carrier & Bryant call R410a Puron). In 2010 all manufactures will be making R410a units and in 2020, R22 will no longer be made. Today, most manufactures offer R410a products in their deluxe line, and R22 in their cheaper builder's line. Your choice on unit should be weighed on quality, budget, and anticipated length of residence.
S.E.E.R . - Is an acronym for Seasonal Energy Efficiency Ratio. The higher the number, the greater the efficiency. The minimum SEER rating allowed under government standards is 13, but units are available that exceed 20 SEER. A properly installed 13 SEER system can save up to 15% over a 10 SEER cooling cost. Payback can be as little as 2 years! If you plan to be in your home for a while, consider a higher SEER system. High SEER systems often are deluxe models, while 13 & 14 SEER tend to be entry builder's grade models.

Two-Speed - Two-Speed Condensing units are the quietest and most efficient units made. A two-stage compressor runs at low stage up to 80% of the time, so, it's far less expensive to operate than a standard air conditioner that runs only at full stage. Since it has two level of operation: high for hot summer days and low for milder days, it is the quietest and most efficient unit, and it removes more humidity than a standard unit. It is like having two air conditioner in one!
Variable Speed - Air handlers that use variable speed motors are able to maintain even temperatures, while slowly circulating air throughout your home. This slow, steady flow of air results in lower humidity levels and better air quality. The variable speed motor gradually increases speed, so there is no sudden blast of air at startup. Compared to a standard motor, they use two-thirds less energy. You gain comfort & money. Living in SW Florida , purchasing a variable speed air handler is your best option.

Zoning - Homes sometimes are not as comfortable as they could be. That's because there is only one thermostat to control the varying temperature needs of the entire house. Shifting hot and cold spots occur as the sun moves throughout the day. Large trees, large windows, direction the home faces, and skylights may also greatly affect indoor temperature. Zoning allows you to control temperature in different areas of the house with one air conditioning system!
